Krakow, 7 February, 2024 - Warimpex's latest development, an office building located in Krakow at Mogilska 35, has been awarded the BREEAM In-Use certificate at the Excellent level. It is a certificate of compliance with the high requirements for sustainable development in construction.
The changing public awareness of adverse climate change is significantly shaping the market and consumer demands in many industries. This trend is also noticeable in the real estate market, where tenants are increasingly looking for locations that meet growing ESG needs. Confirmation of meeting needs in this area is provided by relevant industry certifications.
The most recognized certification in the field of sustainable construction in Poland is BREEAM. It certifies the extent to which newly constructed or already existing properties are environmentally friendly. The requirements for BREEAM In-Use certification, which is the certification of an already existing building, focus on ten areas: management, reduction of energy and water consumption, reduction of waste and pollution, land use and ecology, materials, transportation, innovation and also health and well-being. At the beginning of 2024, Warimpex's latest development, an office building located in Krakow at Mogilska 35, was awarded a BREEAM In-Use certificate of Excellent.
"As Warimpex, we actively care about the environment. The company's new properties are designed in accordance with the principles of sustainable development as defined by the EU taxonomy, which is confirmed by certificates such as BREEAM. We are very pleased that Mogilska 35 Office has joined the ranks of investments certified in this area - this is extremely important from the point of view of the building's everyday use. Our environmentally conscious tenants will certainly appreciate the solutions we have applied to increase working comfort and have a positive impact on the environment," said Jerzy Krogulec, CEO at Warimpex Poland.
"We are proud to support sustainable investments that contribute to a greener and friendlier business environment. We are pleased that, together with Warimpex, we were able to incorporate a number of sustainable building solutions into the new Mogilska building, which contributed to the Excellent certification. Mogilska 35 Office is an example of an investment that creates a better business future: combining modernity with care for the environment, perfectly meets the growing expectations from the market.", said Sylwia Bieda, Sustainability Specialist & Junior Coordinator at JWA, which supported Warimpex in its efforts to obtain the BREEAM certificate.
Opened at the end of 2023, Mogilska 35 Office building is a modern class A office building located in the centre of Krakow. It offers more than 11 thousand m2 of rentable space located on six floors. A number of solutions have been applied to increase the comfort of work. The office building has conference rooms equipped with CO2 sensors, supply and exhaust ventilation with air conditioning has been installed, as well as noise dampening materials, thanks to which the building is counted among the group of less onerous buildings in terms of acoustics. Tenants can use electric car charging stations and comfortable infrastructure for cyclists. The building is also adapted to the needs of people with disabilities.
Numerous environmentally friendly solutions have been implemented in the office building, primarily aimed at reducing energy and water consumption, such as electro-valves in sanitary rooms, a BMS system and a rainwater harvesting system. Measures to support rational waste management were also included in the design. Keeping in mind the promotion of biodiversity and the comfort of employees, the developer has equipped the facility with many green elements, such as terraces with biologically active green roofs, climbing plants or a courtyard that will be planted with trees and shrubs.
The building meets the requirements of the EU Taxonomy for Activity 7.7 "Acquisition and Ownership of Buildings" in the area of the amount of the EP coefficient, which determines the amount of primary energy demand of the building, which means that it was designed to ensure the highest possible level of energy efficiency.
