In every newsletter we highlight a person or institution related to Warimpex, or one of its topics, by asking relevant questions. This time, Britta Kutz, General Manager of InterContinental Hotel Warsaw, shares insights into the hotel industry.
1) Tell us about yourself: How was your journey to becoming the General Manager of the InterContinental Hotel Warsaw?
My career has been shaped by a genuine curiosity for people and cultures. I started in operational roles in Germany and the UK before my path took me further abroad: From Singapore to Thailand and Indonesia, where I had the privilege of managing luxury hotels and resorts for IHG and learned what exceptional, personalised hospitality truly means. These international experiences deeply influenced my leadership style and appreciation for diverse teams. Returning to Europe, I led the InterContinental Düsseldorf and later, as Area GM, supported the portfolio through moments of significant change during Covid. In 2021, I was honoured to join InterContinental Warsaw as General Manager and Area GM for Poland. I truly enjoy being here and value the opportunity to bring in my international luxury experience; together with the team, we can look back on four very successful years marked by substantial progress and significant achievements.
2) How is the hotel industry currently changing? Do you see stronger demand for flexible hotel concepts, co-living or mixed-use properties?
The industry is evolving rapidly, driven by shifting guest expectations and broader social trends. We see sustained demand for high-quality leisure experiences across different market segments, alongside a strong focus on sustainability and digitalisation. Guests increasingly expect seamless, tech-enabled interactions and are more conscious of choosing hotels that minimise environmental impact. While flexible concepts and mixed-use developments are becoming more relevant, what stands out most in our market is the desire for adaptable, premium hospitality supported by technology, personalised service and responsible operations. For a hotel like InterContinental Warsaw, this means continuously refining our luxury experience while staying agile and future-ready.
3) How do you rate Warsaw's attractiveness as a location for hotel properties compared to other capitals in Central and Eastern Europe?
Warsaw has become one of the most compelling markets in the CEE region. Its strong and diversified economy, vibrant corporate environment and rapidly expanding MICE sector create a solid and reliable base of demand. In recent years, the city has also grown in appeal for leisure travellers, who appreciate its cultural energy, modern infrastructure, safety and accessibility. Compared to other regional capitals, Warsaw stands out for its resilience and its ability to attract both business and leisure guests throughout the year. With continued urban development and a dynamic investment climate, Warsaw offers excellent long-term potential for hotel properties and remains a highly attractive location for premium hospitality.
4) Following the opening of the new food and beverage area, what else is planned for the hotel in the upcoming years?
Following the successful renovation of our 2,000 sqm conference space in 2022, which contributed to the highest revenues since the hotel opened, and the recent refurbishment and reconceptualisation of our Restaurant and Bar, we are now placing strong emphasis on people, technology and sustainability. We will continue investing in team and service-culture initiatives to further elevate the guest experience. On the technology side, we are introducing a guest-messaging system to enhance communication and drive revenues, and we have implemented an automated food-waste management system as part of our broader sustainability strategy. Looking ahead, maintaining our position as market leader will require continued investment in the hotel’s core assets, particularly the guest rooms and bathrooms and our signature pool area on the 43rd floor, which remains one of our most unique differentiators in the Warsaw market.
