This time, Alexander Jurkowitsch, Member of the Warimpex Management Board, shares insights into the latest development at Warimpex – MOG31 – and explains how the company envisions its residential and mixed-use activities in Poland moving forward.
1. Warimpex is entering the residential market in Poland with the MOG31 project in Kraków. What motivated this strategic move?
For many years, we have closely observed the remarkable growth and resilience of the Polish residential market. Demand for high-quality housing in prime urban locations remains very strong, particularly in major cities like Kraków. With MOG31, we are responding to this demand while leveraging our long-standing experience in developing centrally-located, high-quality real estate.
MOG31 also reflects our broader urban planning approach. On Mogilska Street, we have already developed several office buildings, and adding a residential component allows us to create a vibrant, mixed-use environment that combines living, working, and everyday amenities within walking distance.
2. What makes MOG31 a distinctive residential investment in Kraków?
MOG31 offers 145 apartments in a prime location close to Kraków’s city centre, with excellent access to public transport and well-developed local infrastructure. The project is designed for people who value urban living and want everything within easy reach, potentially even their workplace.
The apartments feature balconies or terraces, and selected top-floor units offer the possibility of rooftop gardens with open views of the city centre. Residents will also benefit from premium shared amenities, including a presentable lobby with reception and concierge service, a fitness area, a club lounge, and a green patio designed for relaxation. Apartment sizes range from compact studios to spacious four-room apartments, and the building’s design allows for combining units, offering flexibility for both owner-occupiers and investors.
3. Who are you targeting with MOG31, and how do you assess current residential demand in Poland?
We are targeting two main groups: individuals who wish to live in a central, well-connected part of Kraków, and buyers looking for attractive investments to let. Prime city-centre locations continue to see high demand, and we are confident that MOG31 meets expectations.
More broadly, the Polish residential market continues to demonstrate strong fundamentals. Urbanisation trends, demand for modern housing standards, and the appeal of large Polish cities as business and academic hubs all contribute to sustained interest in high-quality developments.
4. Beyond MOG31, how do you see Warimpex’s future in Poland, particularly in mixed-use or residential projects?
Poland remains our key market. Traditionally, we have been known for our office and hotel operations, with a strong presence in cities such as Kraków and Łódź.
Our office portfolio in Kraków is currently fully leased. Looking ahead, we are open to further residential investments and especially to mixed-use concepts that create synergies between different asset classes. This could also include potential redevelopments, where market conditions and location quality support such a strategy. MOG31 will be an important step for Warimpex into the residential segment in Poland.
