Founded in 1959, Warimpex is a real estate development and investment company based in Vienna and listed on the stock exchanges in Vienna and Warsaw. The Company develops real estate with a focus on offices and hotels and operates projects itself until the highest value added can be gained through a sale. In doing so, the long-term strategic planning and short decision-making channels of a family-run business are optimally combined with the transparency and economic flexibility of a listed company.
Warimpex also builds upon more than 60 years of experience in Central and Eastern Europe. The Company is and has been a pioneer, for example with the first ever development of a design hotel in this region. Over the past 40 years, Warimpex has developed properties with a value of more than one billion euros and is still firmly anchored in Poland, Russia, Hungary, Germany and Austria.
Business Model
The core business of Warimpex Finanz- und Beteiligungs AG is the construction and operation of offices and hotels in Central and Eastern Europe and Russia. Through this combination of real estate development and asset management, Warimpex sees itself as a "hybrid" real estate company that operates assets itself after their completion and sells them depending on the market situation and degree of maturity as soon as the foreseeable highest value added can be achieved. This way, the Warimpex Group generates stable cash flows from the operation and letting of properties as well as continuous increases in the value of the portfolio on the one hand, and proceeds from the sale of properties on the other.
Development
Warimpex's core competencies include real estate development and operational optimisation of commercial properties such as office buildings and hotels. Warimpex acts as a developer in all phases of development. Projects are realised either by Warimpex alone or with a joint venture partner.
Warimpex focuses on implementing projects where there is a need or demand - especially in denseley populated areas, away from the capital cities - and always strives for high-quality sustainability certifications for the buildings.
Asset Management
The majority of the properties are office buildings and hotels in Poland, Russia, Hungary, Germany and Austria. The asset management is operated by the Warimpex Group's subsidiaries, while hotel management is contracted to professional partner companies.
